Oozing character and charm, this enchanting period cottage has all the right touches for a heavenly getaway. Imagine returning from gentle country walks from the doorstep, relaxing in front of the roaring woodburner enjoying a delicious coffee or a glass of your favourite tipple. Or simply ease your way into the day with a lazy brunch on the private patio listening to the tranquil sound of birdsong.
Our cottage is beautifully presented throughout, the attention to detail stands out, with plenty of little touches to make your stay a special one. The interior has been carefully styled to create a feeling of warmth and ambience tied together with a gentle scheme of soft whites and calming neutrals along with one or two cosy accents for a bright pop of colour.
We have created ‘our’ ideal luxury holiday cottage, carefully catering for what we would want from a romantic break away as a couple. We also know the important things that make a stay with children a bit easier and more fun for everyone, and have endeavoured to include these for our guest families. The cottage is also the perfect layout for friends to enjoy company whilst maintaining space and privacy.
Kirkton Cottage is owner-maintained to ensure the same exacting standards for all our guests. We aim to provide the personal touch – from our delicious homemade jams – with fruit picked and prepared on the same day to lock in the flavour, you will also find some delicious homemade cupcakes waiting for you on your arrival.
The sitting room is perfectly sized for couples, families or friends with two generous sofas in soft saddle leather positioned around the woodburning stove. The cottage benefits from high speed fibre broadband offering fast internet connectivity, and for entertainment a Smart TV offers plenty of media options but which can be cleverly hidden away when you want to switch-off and enjoy some quiet time with a good book or listen to your favourite music on the Bose speaker.
The sweet country kitchen benefits from underfloor heating with lots of lovely touches and pottery from Emma Bridgewater, quality Denby crockery and hand painted tiles from Maggie Mumford. A bottle of chilled champagne awaits you in the Gorenje retro fridge freezer and a welcome basket with filter coffee, homemade preserve, homebaking and other seasonal tasty treats is there for you to enjoy.
The smart contemporary bathroom again benefits from underfloor heating along with luxurious towels, cosy bathrobes and spa toiletries for a little pampering.
The comfort continues into the ground floor kingsize master bedroom.
Upstairs there is a bright, cosy snug filled with natural sunlight – ideal for chilling out with your iPad or a good book, or for guests to have a quiet space of their own. This leads to a second bedroom which can be configured to twin or superking as required.
The back door from the kitchen leads out to a small but quaint private patio with garden furniture and a Weber gas barbecue for sunny days, along with pretty planters filled with colourful flowers.
Children are warmly welcomed at Kirkton Cottage. For the little ones we have a high chair and cot available by request free of charge, beautiful children’s Denby crockery and cutlery and a blender for whizzing up their favourite foods. There is also a selection of children’s DVD’s and books for all ages.
Up to two well-behaved dogs are welcome at a cost of £25 per dog, per stay. They must be cleaned and dried in the laundry room before entering the cottage. Dogs are not permitted on the furniture, and must be kept on the ground floor – excluding master bedroom which is carpeted. Owners must provide their own pet bedding, bowls and towels.
Strictly no smoking/vaping
For the comfort and safety of all our guests, there is strictly no smoking or vaping in the cottage or its grounds.
Bowden is a sleepy conservation village with no parking restrictions. There is ample safe on-street parking directly outside the front gate.
The new Borders Railway is a 10 minute drive away from Kirkton Cottage at Tweedbank where there is ample free parking. The regular trains can take you straight into the centre of Edinburgh in 55 minutes. See https://www.scotrail.co.uk for details.

Check-in is from 4pm on your day of arrival and check-out is by 10am on your day of departure.
